Andrew is a true professional, he does very good work and communicates well throughout the job. He was three days longer on the job only because he was not happy with the result in the great room and completely redid that room. I am an advocate of water base product however will not be able to give you anaccurate opinion until we see how it holds out. I think it is imperative that all baseboard and trim be removed before work commences...also be ready for a real mess...something that is unavoidable.
We had Andrew REFINISH existing hardwood in a 1950's bungalow, therefore I can't comment on his installation process. There was a small area that needed to be fixed and the repair looks identical to the remaining house.
Andrew started the job on time (Monday at 9am, I think he actually showed up about 10 minutes late) and completed the job as stated by Friday. This was refinishing approximately 800sqft, sanding (3days) , staining (1 day) and sealing (1 day). He sanded the place with the power sander the first day, second day edge in the rooms and applied filler (required time to dry), third day hand sanded the house, fourth day stained (1 coat, took very little time but needs to dry before sealing), sealing on final day (2 coats). He did not spend full days at the house, as different things needed to dry, etc. Oh, in fact he was late one morning coming (10:30am instead of 9am, he had a car accident).
I was happy with the results, with a couple of notes. 1) The stain we chose looked lighter on the actual floor than on the samples, perhaps this was due to more time and smaller area taken with the samples? 2)The glossiness (is that a word??) of the top coats sealers was less than expected too. We were debating between the matte and semi-gloss. I asked Andrew to do semi-gloss on the first sealer coat to see what it looked like he said he could then do the second coat semi-gloss or matte. I chose semi-gloss for the second coat as well and still wish it would have been shiner/ glossier (is that a word??). So just a couple things to keep in mind when choosing stain colour and sealers.
I can't comment on repairs as I just had the floors done recently and it hasn't been that long. I can say that there was no problems with the initial work done.
The sanding did not cause damage to other parts of the house (walls, windows, etc). HOWEVER, a really good cleaning is required afterwards. I painted the walls after the floors were done and washed them before painting. If I was not painting the walls, I still would have had to wash them! Any flat area had LOTS of sanding dust on it, (closet shelves, window sills, top of window and door casings, etc). I gets everywhere, which is something to consider as a furnace cleaning is required AFTER the floors are done as a certain amount of sanding dust gets into the force air furnace system. (something to consider in your budget)
If staining the floor, the walls (normally behind the base boards) will also get stain on them. This is no big deal as when the base boards are reinstalled it gets covered. Again I painted the walls afterwards so no issue. In fact if I was not painting the walls it still would not have been an issue as Andrew was very good at keeping the stain on the floor.
TRAFFIC, well as said above, stain appeared lighter than I thought it would be, sealers are not as glossy as I thought they would be. As for wear, I can't comment, too soon to tell how it will stand up over time. The upside of the water based stains and sealers is they don't give off the strong smells like oil based products. Yes, the house smelt like the floor were done but no where near what it would have smelt like if the floors were done with a oil-based stain. Something to consider if someone in the house has allergies or breathing issues! The smell lasted about 3 weeks, or I just got used to it?
I would use him again, but hopefully not for a while.

We used Andrew in a home that we are renovating (top to bottom).
Andrew showed up on time for the quote, showed up on time for the job, and finished 1 day later than anticipated due to the fact that we had to replace the hardwood floor in the dining room area of the house as it could not be restored (badly stained).
We chose a natural water base finish on the oak floor and they look absolutely amazing, they look brand new! We were very pleased with Andrew’s service.
I can’t tell you about the wear on the water based finish though as we only had them done about 2 months ago and they have been covered ever since. We’re still renovating… I would highly recommend Andrew for your job, you won’t be disappointed.
You are more than welcome to come and check out our floors but we won’t be uncovering them for probably another week or so.
